How Water Damage OC handles a leak, start to finish

Our work starts with water extraction and ends when the room looks the way it did before the leak. This page explains what we do, how a job runs, where we work from and how we keep the record of every step.

Extraction, Drying, Mold Cleanup and the Rebuild

We handle water damage restoration for homes, condos, rentals and businesses. That covers pulling standing water out of carpet and hard floors, drying walls, slabs and subfloors, and cleaning up after sewage and mold. It also covers rebuilding what had to come out. You can see every job we take on, sorted by leak source and by material, on our water damage services page.

Many calls are about clean water from a supply line, a water heater or an appliance. Some are about storm runoff or a sewage backup, which the UC Riverside water intrusion plan classes as Category 3, grossly unsanitary water. The category changes what we can save, so we sort it out before any drying equipment goes in.

From the First Call to the Last Coat of Paint

The job starts on the phone. We ask what got wet, where the water came from and whether it is still running, then talk you through shutting off the supply if you haven't yet. On site, our technicians stop the source, extract the standing water and map the wet area with moisture meters and a thermal camera.

Next comes structural drying. We set air movers and dehumidifiers, and we open baseboards or cut drywall only where the readings say a cavity won't dry otherwise. The readings get checked again on every visit. The EPA advises drying water-damaged areas and items within 24 to 48 hours to prevent mold growth, so we set up as early as we can.

When the materials reach a dry standard, the equipment comes out and the repairs begin. That means drywall, texture, paint, baseboards and flooring, so the room is put back rather than just dried.

Irvine Homes and the Mission Viejo Office

Our office is at 23871 Via Fabricante Ste 511, Mission Viejo, CA, and Irvine is our main market. We cover every Irvine village, the rest of Orange County, and Long Beach and Corona at the edges. The service area overview lists each city and village we cover.

Irvine's housing shapes the work. In Irvine, detached single-family homes make up 37.4 percent of housing units, attached single units such as townhouses 19.5 percent, and buildings with 50 or more units 22.3 percent. A leak in a townhouse or a large building often reaches a neighbor, so we plan the drying around both units.

Photos, Moisture Readings and Scope Notes on Every Job

We document a job from the first visit. Photos show the water, the source and every material that got wet, before anything is moved or removed. Moisture readings are taken at marked points on walls, floors and cabinets, and we repeat them at each visit until each point reaches the dry standard.

Scope notes record what we removed and why, what equipment ran and where, and which materials we dried in place. That file is useful to you, to an HOA manager working out who repairs what, and to an adjuster reviewing a claim. Your insurer decides coverage, but our claim documentation gives the adjuster the facts to review.

Who Writes the Articles on This Site

The articles in our water damage blog are written and edited by Victor Hardesty, our Water Damage Blog Editor. He writes and edits plain-language guides on leaks, drying times, water categories, mold, HOA repair rules and insurance questions for Irvine and Orange County homeowners.

Each article is built on sources you can check, such as the EPA, the UC Riverside water intrusion plan, IRWD's water quality report and California Civil Code 4775. Every one lists its sources at the end. When a topic touches law or insurance, the article says plainly that it is general information, not legal or insurance advice.
