Water damage restoration in Irvine starts with extraction and structural drying. The EPA advises drying water-damaged areas and items within 24 to 48 hours to prevent mold growth. After the structure is dry, the work depends on the source and the materials. A slab leak, a sagging ceiling and cupped hardwood each need a different plan, and repairs and claim records come last.

Emergency Water Response
These are the jobs that start the day water shows up. We stop the source if it's still running and pull standing water out of carpet, pad and hard floors with water extraction and removal equipment. Then we set air movers and dehumidifiers for structural drying. The EPA advises drying water-damaged areas and items within 24 to 48 hours to prevent mold growth, so speed matters more here than anywhere else on this page. Burst pipes, storm runoff and sewage backups sit in this group too. Sewage is Category 3 water, grossly unsanitary, and it changes what we can save and how we protect the rest of the house.

Leaks by Source
A leak's source decides where the water went and how clean it was. Supply lines, washer hoses, dishwashers, ice maker lines and water heaters usually release clean water fast, while toilets and drains can carry contamination. Some sources stay hidden for weeks. A slab leak under the floor can show up as a warm spot or wet carpet with no visible cause. A clogged condensate line can overflow an attic drain pan long before anyone sees a stain. Each page in this group covers the rooms that source usually soaks, the signs it leaves and what our technicians open, dry or replace once we find it.

Floors, Walls & Ceilings
What got wet decides how it dries. Solid hardwood cups as the bottom of each board takes on moisture. We often dry it in place with floor drying mats that pull air through the boards. Carpet pad soaks up water like a sponge and usually gets replaced, while the carpet above can often be floated and dried. Laminate swells at the edges and rarely recovers. Drywall wicks water upward, so wet drywall may need a flood cut or small holes to dry the cavity behind it. Slabs, plywood subfloors, cabinets and attic insulation each hold water differently, and we test them before anything new goes down.

Leak Detection, Mold & Odor
Water you can't see still does damage. Water leak detection tracks down hidden leaks behind walls, under slabs and above ceilings. Moisture mapping with thermal cameras and pin and pinless meters then shows how far the water spread. The EPA states that the key to mold control is moisture control, so mold work starts by finding and drying the wet material. When growth is already there, mold remediation uses containment, negative air, removal of damaged drywall and insulation, and HEPA cleaning. Odor treatment for musty or sewage smells closes out the group.

Condos, Rentals & Businesses
Who is responsible for the wall matters as much as what's behind it. In a condo or townhome, California Civil Code 4775 makes the association responsible for the common area and each owner responsible for their separate interest, unless the declaration says otherwise. Our condo and townhome water damage work includes sharing photos and moisture readings with the HOA manager and the unit above or below. Rental owners need tenant scheduling and clean records. For offices, medical suites, restaurants and retail, commercial water damage restoration can include after-hours drying so the business keeps working.

Repairs, Contents & Claims
Once the structure reads dry, the room still has to be put back. Water damage repair and rebuild covers new drywall, texture, paint, baseboards, trim and flooring reinstall. Contents pack-out protects furniture, rugs, photos and documents while the house dries, and it keeps belongings out of the work area. Throughout the job we keep photos, moisture readings and scope notes, which is what insurance claim help is built on. Your insurer decides coverage, but a clear file makes the adjuster's review easier to follow.

Which Service Matches What You're Seeing?
Start with the thing in front of you. Each line below points to the page that explains that job, its warning signs and what we do first.
Water is on the floor right now
Shut off the supply if you can, then read emergency water damage restoration for what happens in the first hours. Extraction and drying start on that same call.
A brown ring or a sag in the ceiling
That usually means water is sitting on top of the drywall. Ceiling leak water damage explains how we trace the source and decide whether the ceiling can stay.
A warm spot on the floor or a water bill that keeps rising
Both can point to a supply line leaking under the slab. Start with finding the hidden leak before anyone opens the floor.
Sewage came up through a tub, shower or toilet
Treat it as Category 3 black water and keep people and pets out of the room. Sewage backup cleanup covers removal, sanitizing and what has to go.
A musty smell with no visible spots
Hidden moisture is the usual cause, so testing comes before tear-out. Mold inspection and testing explains moisture checks and air and surface sampling.
Water coming through from the unit above
Shared ceilings and walls bring the HOA into the job. See leaks between condo units for how we document the damage for both homes.
Yes. We extract the water and dry the structure to a measured dry standard. Then we rebuild what had to come out, from drywall and texture to baseboards, paint and flooring reinstall. Keeping both on one job means the readings that cleared the room are the same ones the repair starts from.
Call anyway and describe what you see. We use thermal cameras and moisture meters to map the wet area, and moisture mapping and thermal imaging often points to the source before any wall is opened. Once we know the source, the drying plan follows from it.
As soon as the water is found. The EPA advises drying water-damaged areas and items within 24 to 48 hours to prevent mold growth. The UC Riverside water intrusion plan also notes that gray water left untreated for more than 48 hours may become Category 3 black water.
We document every job with photos, moisture readings and scope notes that you can share with your adjuster. Coverage is decided by your insurer under your policy, not by us. Our article on whether homeowners insurance covers water damage explains the general picture in California.
The water category, how far it spread, how long it sat and which materials got wet move the cost most. Clean water caught early on tile takes far less work than sewage that soaked carpet and drywall. Each service page shows published planning ranges from third-party cost guides, and those are not our prices.
