Walnut Village, Irvine: leak and water damage restoration
A tiny spray from a pinhole in a copper line can soak a Walnut Village wall for weeks before paint bubbles. The village's first phases were finished by 1970, so some plumbing here is decades old. We locate the leak's reach, dry the cavity and patch only what has to go.

Walnut Village is one of Irvine's earliest villages, with first phases completed by 1970, so many homes have decades on their original plumbing. Irvine Ranch Water District reports average hardness of roughly 12.5 to 17.1 grains per gallon. Hard water leaves scale on valves and hoses. When a line fails, the EPA's 24 to 48 hour drying window applies.
Walnut Village Plumbing, Hard Water and Pinholes
Walnut Village was among the first Irvine villages. A history of the city lists it with Turtle Rock, University Park, Westpark and El Camino Real as villages whose first phases were finished by 1970. Statistical Atlas put its population at about 8,391 in figures last updated in 2018. Across Irvine, 16.4 percent of housing units were built in the 1970s and 14.9 percent in the 1980s. Walnut Village sits at the older end of that range. Where copper lines, fill valves and shutoff valves were never replaced, they have been in service for a long time.
IRWD's 2026 water quality report lists average total hardness of about 12.5 to 17.1 grains per gallon. Hard water scale builds up in toilet fill valves, washer inlet screens and water heaters, and stiff parts fail. IRWD also uses chloramines as a disinfectant. A California specialty contractors' group said in a 2005 press release that research linked chloramine to pinhole leaks in copper pipe. The article presented that as the group's claim, not an independent finding, and a 2015 ruling dismissed a class action against local water districts, finding they follow drinking water standards. Whatever the cause, a pinhole in a wall needs to be found and dried.

Usually it doesn't look like anything until a stain, bubbled paint or a damp baseboard appears. Some owners first notice a hissing sound in a wall or a meter that keeps moving. Our post on hard water, chloramine and pinhole leaks covers the background.
That's disputed. A contractors' group made that claim in 2005, and a 2015 court ruling found local water districts follow drinking water standards. For a homeowner, the practical step is the same: fix the leak and dry the wall fast.
Clean supply line water is Category 1, but it can travel under flooring and into walls quickly. The longer it sat, the more we check: subfloor, baseboards, the room next door and the ceiling below if it's upstairs. Clean water left too long can also turn into a contamination problem.
Coverage depends on your policy, and many treat a sudden failure differently from long-term seepage. We document readings, photos and the spread of moisture. Your adjuster and policy make the call.
A plumber fixes the pipe. We handle the water: extraction, drying, removal of damaged material and the rebuild. We can work around a plumber's schedule so the wall is only opened once.
