Where we handle water damage: Irvine, Orange County and the edges
Irvine is our main market, and we cover every village in it. From our Mission Viejo office we also work across the rest of Orange County, out to Long Beach and Corona.

- Main focus
- Irvine and its villages
- Also covered
- All of Orange County, plus Long Beach and Corona
- Office
- Via Fabricante, Mission Viejo
Our service area covers every Irvine village and all 34 incorporated cities in Orange County, plus Long Beach and Corona at the edges. Housing age changes the job across that map. The median Irvine home was built in 2002, while the median Orange County home dates to 1977, so aging plumbing comes up more often outside the newer villages.
Where we work
Six parts of our coverage
Irvine's Villages, From Turtle Rock to Northpark
The first phases of Turtle Rock, University Park, Westpark, El Camino Real and Walnut Village were finished by 1970, so the oldest homes there are past fifty. Woodbridge was built in phases during the 1970s and 1980s, with two man-made lakes at its center. More than 60 percent of the homes in Northwood were built between 1977 and 1979. Rancho San Joaquin has no single-family homes, so a leak there can easily reach a neighbor. The newer villages bring HOA questions instead. Northpark and part of Oak Creek were built between 1999 and 2003, development at Quail Hill began in 2000, and Woodbury has one master association.
Central Orange County Along the Santa Ana River
The Santa Ana River is the main watercourse of Orange County, and it runs mostly channelized through the west end of Santa Ana. Santa Ana averages about 12.54 inches of rain a year, most of it from November through April, and its median home was built in 1969. Tustin is newer, with a median home built in 1983, but it sat under the same December 14, 2021 flash flood warning as Irvine. In Orange, homes in the Old Towne Orange Historic District are largely older than 1920, so we save original materials wherever the readings allow it.
North Orange County: Anaheim, Fullerton and Garden Grove
Anaheim averages 14.09 inches of rain a year, and its median home was built in 1973. Fullerton was incorporated in 1904, and its median home was built in 1969. Garden Grove runs older still: 35.9 percent of its homes were built in the 1950s, more than in any other decade, and detached single-family homes make up 54 percent of its housing. In a house from that era, a leak inside a wall or under the floor can run for weeks before a stain gives it away.
Coastal Homes From Huntington Beach to San Clemente
In Huntington Beach, a large marshy wetland lies between Downtown and Huntington Harbour, much of it protected in the Bolsa Chica Ecological Reserve. Normals at John Wayne Airport give Costa Mesa about 11.18 inches of rain a year, and NOAA normals for Newport Beach Harbor in Newport Beach show 9.43 inches of rain a year. San Diego Creek, the main watercourse draining Irvine, flows northwest into Upper Newport Bay. San Clemente averages 12.54 inches a year. Less rain doesn't mean fewer leaks. Supply lines and water heaters fail on the coast just as they do inland.
South Orange County, Home of Our Mission Viejo Office
Our office is in Mission Viejo, where 39 percent of homes date from the 1970s and 76.9 percent of units are owner-occupied. Lake Forest takes its name from two man-made lakes lined with condominiums and custom homes and run by neighborhood associations. Laguna Hills and Aliso Viejo were both under the December 14, 2021 flash flood warning. Aliso Creek forms part of Aliso Viejo's southern boundary with Laguna Niguel, where the terrain rises to 936 feet at Niguel Hill. Rancho Santa Margarita occupies much of a high plateau known as Plano Trabuco. On sloped lots, runoff moves fast and finds the low side of the house first.
Long Beach and Corona at the Edges
Our coverage crosses the county line in two places. In Los Angeles County we work in Long Beach, where the Los Angeles River empties into the Long Beach side of San Pedro Bay. Its median home was built in 1959, the oldest median of any city on this page, and annual precipitation there is 12.02 inches. In Riverside County we work in Corona, which sits at the upper end of the Santa Ana River Canyon, a major pass through the Santa Ana Mountains. Corona's median home was built in 1991, and parts of Riverside County were under a flood watch during the February 2024 storm.
Where Our Coverage Stops
We don't cover the rest of Los Angeles County beyond Long Beach, the rest of Riverside County beyond Corona, or any part of San Diego County. If your home sits near one of those lines, call with the city and we'll tell you plainly whether it's inside our area.
No. Our office is in Mission Viejo, and Irvine is our main service market. We answer 24/7 for every city on this page.
If it's in Orange County, yes. We cover all 34 of its incorporated cities. Outside the county, we only cover Long Beach and Corona.
The drying science stays the same, but the house doesn't. A 1950s Garden Grove home and a hillside lot in Laguna Niguel bring different materials, runoff and repairs.
Yes. Many Irvine communities have both a master HOA and a sub HOA, so we document each job for the owner and the association.
