Orange County's median home was built in 1977, and 22.2 percent of its homes date from the 1970s. That puts a large share of the county's housing past forty years old, where supply lines, valves and water heaters fail more often. The EPA advises drying water-damaged areas within 24 to 48 hours to prevent mold, which is why extraction starts first.
What Orange County Housing and Weather Mean for Water Damage
Orange County has 34 incorporated cities, and it had an estimated 3,149,507 residents on July 1, 2025. We cover all of it from our office in Mission Viejo. The housing mix changes from city to city. Garden Grove's median home was built in 1965, while Aliso Viejo's was built in 1995. That gap matters for water damage. An older house is more likely to have tired drain lines and patched supply pipes, while a newer one more often leaks at an appliance or water heater.
The median home in Orange County was built in 1977, and 22.2 percent of homes were built in the 1970s. Houses in that range have usually replaced their first water heater and some fixtures, but much of the original supply and drain piping may remain. In 2020 to 2024, 56.4 percent of the county's housing units were owner-occupied. The rest are rented, so many leaks involve both an owner and a tenant, and sometimes an association too.
The Santa Ana River is the county's main watercourse, flowing from northeast to southwest through the middle of the county. Annual rain totals are modest, but storms can deliver a lot at once. OCWD reported that the February 2024 storms brought 7.28 inches of rain to the region. Storms like that test roofs, gutters and drains countywide at once. Our rainy season checklist covers the drains worth clearing before the next one.

The Water Damage Work We Do Countywide
Our city pages include Santa Ana, Anaheim and Mission Viejo, where our office is.
Yes. We cover all 34 incorporated cities from our office in Mission Viejo, with Irvine as our main focus. We also cover Long Beach and Corona at the edges of the county.
Our office is in Mission Viejo, in south Orange County. We answer calls around the clock and dispatch from there to every part of the county.
Only at two edges: Long Beach in Los Angeles County and Corona in Riverside County. We don't cover the rest of either county, and we say so plainly when you call.
It changes where we look first. Older homes more often leak from aging supply and drain lines or slab plumbing, and newer homes more often from appliances and water heaters. The drying process is the same once the source is stopped.
Stop the water at the nearest valve or the main, and switch off power to wet rooms if it's safe. Then call us. Our guide to the first hour after a leak lists what else helps.
