In Irvine, water heater leak cleanup starts with closing the cold water supply valve on top of the unit and switching off its gas or power. A failed tank can release its whole volume onto the floor, plus whatever keeps flowing in. We extract the water, open wet drywall around the platform and dry the floor and framing.
Signs a Water Heater Is About to Fail
- Rust at the baseRust streaks or flakes at the bottom seam mean the tank wall is thinning.
- Water in the panAny water in the drain pan is a leak, even if the floor looks dry.
- Rumbling during heatingSediment from hard water crackles and pops as the burner heats the tank bottom.
- Dripping relief lineA relief valve that drips often points to high pressure or a failing valve.
From Leaking Heater to Dry Closet
- Shut water and fuelClose the cold water valve on top and switch off the gas or breaker.
- Extract the waterWe pull standing water from the slab, carpet and pad.
- Open the closet wallsWet baseboard and drywall around the platform come out so the cavity can dry.
- Dry and monitorAir movers and a dehumidifier run while we log readings at marked spots.
- Clear for the new heaterOnce the platform and walls test dry, the installer can set the replacement.
Why a Water Heater Leak Spreads So Far
A tank-style heater holds a lot of water and stays connected to the supply line. When the tank wall rusts through, it can empty and keep refilling until someone closes the valve. In a garage, water runs across the slab toward the lowest corner. In an indoor closet, it runs under the wall plates into the hallway or bedroom.
The brand doesn't change our side of the job. We see Rheem, A. O. Smith and Bradford White tanks in garages, and Rinnai and Navien tankless units on walls, and the cleanup follows the water, not the label. Your plumber handles the replacement, and our guide to hard water in Irvine explains the sediment side.
Three Ways Water Heaters Leak
Tank Failure in a Garage or Closet
A rusted tank usually starts as a slow drip from the bottom seam and then lets go all at once. In a garage, you find water across the slab and wet cardboard boxes. In a closet, you find soaked hallway carpet, a swollen door jamb and drywall that's wet up the wall. We extract, pull the wet baseboard and cut the drywall behind and around the platform. The platform itself is often particleboard or plywood that needs to be dried or replaced before the new heater goes in.
Tankless Unit Leaks
Tankless heaters hold little water, so they don't flood a room at once. The problems are slower: a weeping fitting, a condensate line that drips inside the wall, or scale buildup that strains the heat exchanger. You may see staining on the wall under the unit, a damp spot in the garage or a bubbled ceiling under a closet unit. We open and dry the wall cavity where the drip ran and check the framing for rot. Your installer handles the unit itself.
Relief Valve Discharge
The temperature and pressure relief valve opens when the tank gets too hot or the pressure climbs too high. The discharge pipe should carry that water outside or to a drain, but some lines end in a closet or garage, or the valve starts dripping constantly. You'll notice a wet floor that keeps coming back. We dry the floor and the wall around the discharge line. A plumber should check why the valve is opening, since a failed expansion tank or high water pressure can cause it.
Irvine's Hard Water and the Tank in Your Garage
IRWD's 2026 Water Quality Report lists average total hardness of 214 and 293 ppm for local treated water and 236 ppm for imported water, about 12.5 to 17.1 grains per gallon. That hardness settles as sediment in tank bottoms and as scale in tankless heat exchangers, which makes heaters work harder. University Park alone has 2,739 homes on 576 acres, and each one has a heater sitting on that same water. Flushing it on schedule helps.
What to Do Yourself and When to Call
Shutting the heater down is your job; drying the closet is ours.
| Situation | Fine to handle yourself | Call us |
|---|---|---|
| Small puddle in the drain pan | Shut supply, towel the pan, call a plumber | Water spilled over the pan edge |
| Garage leak on bare slab | Squeegee it out the door and move boxes | Water reached drywall or stored items |
| Closet heater leaked | Shut water and fuel, lift what you can | Carpet, baseboard or drywall got wet |
| Relief valve dripping | Place a bucket and call a plumber | The floor or wall stays wet |

What Affects the Cost of Water Heater Cleanup
The replacement is a separate bill from your plumber. Our cost depends on where the heater sits and how far the water traveled. A garage slab dries quickly, while a closet that leaked into carpet and drywall takes more removal and drying.
- Garage slab versus indoor closet location
- Carpet, pad and baseboard that soaked up water
- Drywall opened around the heater platform
- Stored contents that sat in the water
- Hours or days the leak ran before discovery
Water heater repair (leak source): Normal Range: $228 to $1,017, average $616; hot water tank repair $150 and $700 (leaks listed among common tank repairs). Source: HomeAdvisor, Updated Jun 17, 2026.

Questions about water heater leak cleanup
Shut the cold supply and the gas or power first. Draining the rest to a hose outside limits the flood, but water already on the floor still needs to come up.
No, that's your plumber or installer. We dry the space and clear it so the new unit goes onto a dry platform.
A pan with a drain line, plus a leak sensor or automatic shutoff, helps catch the next leak. Your installer can tell you what fits.
It starts as clean supply water, though it can carry rust and sediment. If it's sat for days or soaked stored items, we treat it more carefully.
Some closet heaters have a relief or condensate line that runs up or through the wall. A leak there can stain the ceiling of the room below or beside it. Our ceiling leak page covers that side.
We meter the platform and framing and compare them with dry wood elsewhere in the house. A new heater on a wet platform traps moisture under it.
