Water damage odor in an Irvine home almost always means a material is still wet or was soiled, because musty smells come from microbial growth and that needs moisture. Deodorizing equipment can't fix a source that's still there. We locate the wet or contaminated material, remove or clean it, then treat the air.
Why Air Fresheners Lose to a Wet Carpet Pad
Fragrance covers an odor for an afternoon. The pad under the carpet, the bottom of the drywall and the tack strip keep releasing it as long as they stay damp. So odor work starts with a meter, not a sprayer: we read the floors, baseboards and cabinet bases near the leak to find what's still holding water.
Once the source is out or dried, the leftover smell sits in the air, fabrics and porous surfaces. That's when air scrubbers, hydroxyl generators and, in empty rooms, ozone help. If readings show the house never fully dried, structural drying comes first.
What Changes the Cost of Odor Removal
Most of the cost sits in the source, not the machine. Replacing wet pad in one room is a modest job. Removing sewage-soaked drywall, cleaning subfloor and sealing framing before treatment is a much larger one.
- Clean water source or sewage
- Pad, drywall or subfloor that must be removed
- Sealing framing or subfloor with odor-blocking primer
- Hydroxyl in an occupied home or ozone when vacant
- Furniture, rugs and fabrics that hold the smell
Odor removal: Thermal Fogging $200 to $600; full ozone treatment around $400 to $800; Furniture Deodorizing $200 to $1,000. Source: HomeAdvisor, Updated June 20, 2026.

Clean and Seal or Replace the Material Holding the Smell
Once the source is found, the choice is whether a material can be cleaned and sealed or has to go.
| Clean and seal | Remove and replace | |
|---|---|---|
| Fits | Hard surfaces and framing that dried fully | Pad, drywall and insulation that stayed wet |
| After sewage | Studs and subfloor, once cleaned and disinfected | Carpet, pad and drywall the water touched |
| Odor risk | Low if the seal coat covers all affected wood | Lowest, since the material is gone |
| Disruption | Less demolition and rebuild | More demolition, patching and paint |
Three Odor Problems We Treat After Leaks
Musty Smell After a Leak
A musty smell that shows up days or weeks after a leak usually means drying stopped too early. The carpet surface felt dry, so the fans went off, but the pad, tack strip or drywall bottom stayed damp. We take readings around the original wet area and beyond, since water spreads under flooring. Wet pad gets pulled and replaced, damp drywall is dried or cut out, and cabinet bases are checked behind the toe kick. If the smell traces to growth inside a wall, it becomes a mold job.
Sewage Odor
Sewage odor has two very different causes. The simple one is a dry drain trap in a guest shower or floor drain, letting sewer gas into the room. The serious one is residue from a backup that soaked into grout, baseboards, subfloor or drywall. Category 3 water leaves bacteria and organic matter that sour as they sit. Porous materials it touched come out, hard surfaces are cleaned and disinfected, and wood that stays is sealed with an odor-blocking primer. The cleanup steps are on our sewage backup cleanup page.
Hydroxyl and Ozone Treatment
Both machines break down odor molecules in the air and on surfaces, but they're used differently. Hydroxyl generators work more slowly and can run while people and pets are home, so they fit occupied houses and long treatments. Ozone works faster but must run in an empty space, with people, pets and plants out, and the room aired before anyone returns. Ozone can also age rubber and some fabrics over repeated use. Neither one fixes a wet or soiled source, which is why treatment is always the last step, not the first.
Odor Problems in Woodbury's Shared-Association Homes
About 6,000 trees were planted in Woodbury, and the village has one master association. When an odor in a Woodbury home traces to a shared wall, a common drain line or space outside the unit, the fix may involve the association as well as the owner. We document where the source sits with readings and photos before treating, so both sides can sort out who repairs what. Treating the air in one unit won't help if the source sits next door.
Odors You Can Fix and Odors That Need Us
Some smells have a quick fix, and others mean something is still wet.
| Situation | Fine to handle yourself | Call us |
|---|---|---|
| Sewer smell from an unused shower | Run water to refill the drain trap | The smell returns with the trap full |
| Damp smell after a small spill | Fans and open windows for a day or two | The smell lasts beyond a few days |
| Musty carpet after a leak | Lift a corner and feel the pad | The pad is damp or stained underneath |
| Odor near a wall or cabinet | Check under the sink for drips | Baseboards are swollen or read wet |
How We Clear a Water Damage Odor
- Find the sourceMoisture readings and a sniff test locate the wet or soiled material.
- Remove or dry itWet pad and contaminated drywall come out, and damp materials are dried.
- Clean and sealHard surfaces are cleaned, and affected wood can get an odor-blocking primer.
- Treat the airAir scrubbers and hydroxyl or ozone equipment clear what's left in the air.
- Recheck after a dayWe come back with the house closed up to confirm the smell is gone.
Questions about water damage odor removal
Something is usually still damp, most often the carpet pad, tack strip or the bottom of the drywall. The wet material keeps releasing odor until it's dried or removed.
Ozone only runs in an empty space, with people, pets and plants out, and the room is aired before you return. For occupied homes we use hydroxyl generators.
Sometimes. After a clean water leak, carpet can often be dried and kept while the pad is replaced. After sewage, both come out.
A musty, earthy smell near a past leak often points to growth. Readings and a look inside the wall answer it, and our mold inspection covers that.
On wood that's been cleaned and fully dried, an odor-blocking primer locks in what remains. It won't work over wet or still-soiled wood.
Fabrics absorb odors, so rugs, upholstery and clothing near the damage may need cleaning. We treat them in place or as part of a pack-out.
