Appliance leak and water damage cleanup across Aliso Viejo
Aliso Viejo homes are younger than the county median, so the leaks we see here usually start with an appliance, not old pipe. A burst washer hose, a dishwasher seal or an AC drain line can still wet floors, cabinets and the ceiling below.

Aliso Viejo's median home was built in 1995, almost two decades after Orange County's median of 1977. Newer homes still leak, mostly from washers, dishwashers, refrigerator lines and AC drains. The EPA advises drying wet areas within 24 to 48 hours to prevent mold, so we extract first and check under every floor that took water.
Why Aliso Viejo Leaks Start With Appliances
Development began in 1976, when the Mission Viejo Company bought the remaining 6,600 acres for a new planned community. The median home in Aliso Viejo was built in 1995. In a house that age, the original supply lines are usually sound. The weak points are connections that get replaced or moved: braided washer hoses, a refrigerator water line, a dishwasher inlet, the condensate line from the air handler. A failed hose can release water for hours while nobody is home, and it spreads farther than people expect.
Floating laminate and vinyl plank floors add a second problem. Water runs under the planks and sits on the pad or subfloor, out of sight. The surface may look dry within a day while moisture stays trapped beneath it. Under kitchen cabinets, toe kicks hide the same problem, and particleboard cabinet bases swell once they soak. We check below these finishes with meters rather than trusting how the surface looks.
Aliso Creek forms part of the city's southern boundary with Laguna Niguel. Aliso Viejo was also named in the December 14, 2021 flash flood warning for central Orange County. Forecasters expected rain of 0.5 to 1 inch per hour. Rain like that tests patio drains and slab edges. Our page on storm water entering a home explains how we handle that side of the job.

Leaks We Clean Up in Aliso Viejo Homes
We also cover Laguna Niguel, Laguna Hills and Mission Viejo, all close to Aliso Viejo.
Turn off the valves behind the washer, or the main if they won't close. Unplug the machine if you can reach the outlet without standing in water. Then call us, because water from a laundry room often travels under walls into the next room.
Sometimes. If water sat under the planks only briefly, they may dry flat once we lift a few rows and dry the subfloor. Planks that swell at the edges or separate usually need replacing.
A small visible puddle often means a larger wet area under the cabinets and floor. We check the subfloor and cabinet bases with a meter. If they're dry, you'll know quickly, and if they're not, drying now prevents mold and swelling later.
The condensate drain line is probably clogged, so the drain pan overflowed. Turn the cooling off and call us. We dry the ceiling and attic area and note the overflow so the line can be cleared.
The age of the home doesn't change how water moves into drywall, subfloor and insulation. What matters is how much water there was and where it went. The EPA advises drying within 24 to 48 hours, and our guide to mold after a leak explains why that window matters.
