Contents pack-out in an Irvine home matters because furniture left on wet carpet blocks drying and wicks water into its legs and fabric. The EPA advises drying water-damaged areas and items within 24 to 48 hours to prevent mold. Moving belongings out early protects them and clears the floor so drying equipment can work.
Why Belongings Have to Move Before the Floor Can Dry
Drying needs open floor. Air movers have to blow across carpet and wall bottoms, pad may need pulling, and baseboards come off. A sofa or bookcase on a wet floor blocks all of that and soaks up water in the meantime. Wood legs stain carpet, particleboard swells, and boxes on the floor wick water into their contents.
Small losses can be handled by moving items to a dry room. Bigger ones, or rooms needing removal and rebuild, call for a full pack-out. Either way, each item is photographed and listed before it moves, so you know where everything is and your adjuster sees what was there.
What Sets the Cost of a Contents Pack-Out
Volume drives most of it: how many rooms, how much furniture and how many boxes. The type of water matters next, since sewage-exposed items need more cleaning or are lost. How long the house takes to dry and rebuild sets the storage time.
- Number of rooms and volume of belongings
- Clean water or contaminated water exposure
- Fragile items, art and electronics needing extra care
- Wet documents and photos needing freezing
- How long items stay in storage
No major cost guide publishes a reliable range for this job, so we scope it from the moisture map and walk you through it before work starts.
Move Items in the House or Pack Them Out
The size of the loss and the repair plan decide which approach fits.
| Move within the house | Full pack-out | |
|---|---|---|
| Fits | One or two rooms, drying only | Several rooms, or removal and rebuild |
| Belongings stay | In a dry room or the garage | In dry storage off site |
| Cleaning | Spot cleaning on site | Full cleaning before return |
| Risk | Items get in the way of rebuild | More handling, so inventory matters |
Three Kinds of Belongings and How We Handle Them
Furniture and Rugs
Furniture comes off the wet floor first, with foam blocks or tabs under the legs if it has to stay in the room. Solid wood usually survives a short soak with drying and cleaning. Particleboard and laminate bases that swelled rarely recover. Upholstered pieces depend on the water: clean water may allow drying and cleaning, while sewage-soaked cushions and fabric usually can't be saved. Area rugs are rolled and moved for cleaning and drying off site, since a rug left flat on a wet floor keeps the floor below it wet.
Photos and Documents
Paper and photographs are often the items people care about most, and they need fast action. Wet photos can be rinsed in clean water and laid face up to air-dry, not stacked. Wet documents and books that can't be dried right away can be frozen, which stops mold and ink bleed until they can be freeze-dried. We pack these separately from the rest, label them by room, and keep them flat. Scope grows when water reached a home office, a filing cabinet or boxes of records stored on the floor.
Storage While the House Dries
When rooms need flood cuts, flooring removal or rebuild, belongings move out of the house for the duration. Packed items go into labeled boxes by room, furniture is wrapped, and everything goes to dry storage off site. Electronics are kept separate and labeled for checking before use. You get the inventory with photos, so you can ask for a specific box back if you need it. Items come back after repairs are finished, placed in the rooms you choose rather than left in the garage.
Set These Aside Before the Pack-Out Starts
Keep a small bag of essentials with you so nothing important ends up in storage.
- Medications, glasses, chargers and a few days of clothing
- Passports, birth certificates and any documents you need soon
- Jewelry, cash and small valuables you'd rather carry yourself
- Work laptops and anything with deadlines attached
- A list of items you know were damaged before the water
Belongings in Irvine Homes and Older Mission Viejo Houses
Irvine had an estimated 318,764 residents on July 1, 2025, up from 307,670 in the April 2020 Census. Near our Mission Viejo office, the median home was built in 1979, with 39 percent of homes from the 1970s and 76.9 percent of units owner-occupied. Owners who've lived in a home for years tend to fill garages and hall closets, often right beside the water heater or washer. Those floor-level boxes are the ones we find soaked most, so we check them first on every pack-out.
How a Pack-Out Moves From Wet Room to Return
- Photograph and listEvery item is photographed in place and added to the inventory by room.
- Sort by conditionItems are grouped as clean, needs cleaning, or likely not salvageable.
- Pack and labelBoxes are labeled by room and contents, with documents and electronics kept apart.
- Clean and storeSalvageable items are cleaned and kept in dry storage until the house is ready.
- Return and placeBelongings come back after repairs and go into the rooms you choose.
Questions about contents pack-out & cleaning
Yes. Keep your essentials with you, and anything in rooms the water didn't reach can stay. We only pack out what's in the way or at risk.
We'll tell you what we think can be cleaned and what likely can't, and we photograph everything. You and your adjuster make the final call on anything you want to keep.
Often, if they're handled quickly. Rinse them in clean water, lay them face up to dry, and freeze any you can't dry right away.
Clean water leaks usually don't leave an odor once items are dried. Sewage exposure is different, and our odor removal page covers that.
It does. The photos and item list show what was in each room and its condition, which your adjuster will ask for. See our claim documentation page.
Ask us with the room and box number from your inventory. We'll arrange to bring it back.
